Home Inspection

During a home inspection, we evaluate accessible and visible aspects of the property, including:

- Roofing and exterior elements
- Electrical system
- Plumbing system
- Heating and cooling systems (HVAC)
- Interior areas, doors, windows, and finishes
- Attics and crawl spaces (when accessible)
- Observed safety and performance concerns

Pre-Listing Inspection (Seller Inspection)
A pre-listing inspection allows sellers to understand the condition of their home before it is placed on the market. This type of inspection can help identify issues that may arise during a buyer’s inspection, allowing sellers to address concerns in advance or price the property accordingly.
Pre-listing inspections follow the same general scope as a buyer’s home inspection but are performed with the seller’s planning needs in mind.
New Construction Inspection

Depending on timing and access, inspections may be performed:

Re-Inspection / Follow-Up Inspection
A re-inspection (or follow-up inspection) is a limited inspection performed to review specific items or repairs previously identified. This service is often requested after repairs have been completed or to confirm the status of selected components.
Re-inspections are not full inspections and are limited to the areas or conditions specified in advance.
Homeowner Maintenance Inspection
A homeowner inspection is useful for property owners who want a better understanding of their home’s condition outside of a real estate transaction. This type of inspection can help identify maintenance needs, aging systems, or areas that may require future attention.
These inspections are tailored to the homeowner’s goals and concerns.
What Our Services Do—and Do Not—Include
Our inspections are visual evaluations of accessible areas at the time of inspection. They are not technically exhaustive and do not involve dismantling systems, moving personal belongings, or predicting future failures.
Certain services—such as engineering evaluations, invasive testing, or specialized inspections—may fall outside the scope of a standard inspection and may require referral to qualified specialists when appropriate.
Clear Reports & Practical Guidance
Each inspection includes a written report documenting observed conditions, limitations, and recommendations when applicable. Reports are designed to be clear, organized, and useful for decision-making—not just a list of findings.
